The distribution of the generated income is calculated daily between all the owners that have their unit available each day for rental, according with area and coefficient of each unit in the global universe of the rental pool, and after deducted from the annual rental pool generated revenue, the operational expenses, including the Reserve Fund that will be used to cover any expenses that may arise during the tourist operation contract and that are related to wear caused by use arise from the normal use of the property in the scope of the touristic exploration activity, regular maintenance, replacement of necessary equipment, and ultimately the renewal of the unit following its natural end of cycle. The mandatory insurances for the exercise of the activity and the condominium fees are also included in the operational expenses item, as well as the management fees of the management company operating under Hyatt Regency Brand
During the guarantee period, if the unit generates more than the guaranteed the owner will be paid over what his unit generated, but if, for any reason, the unit generates less, the payment will be done by the agreed minimum return on investment
The management company prepares and provides monthly reports with information related to revenues, expenses and distribution of net profit per unit, as well as annual statements audited by independent entities for distribution to their owners
STANDARD PAYMENT SCHEDULE
Reservation Deposit: 50.000€ - Refundable if the investor decides not to complete the purchase, can be included in the initial payment with promissory agreement of purchase and sale
Promissory Contract of Purchase and Sale: Promissory Agreement - 40% of the final price
Balance and Deed: 60% with the Deed – 90 to 120 days after the Opening.
If the Investor makes a down payment of at least 500.000€ (or 50% of the property’s price) in the Promissory Agreement, he can anticipate the payment of his guaranteed return, while the project is under construction
